As Founder and Chairman of Storage Deluxe, Steven J. Guttman is responsible for strategic leadership of Storage Deluxe and its affiliates.
Prior to founding Storage Deluxe, Mr. Guttman had a 30-year career with Federal Realty Investment Trust (NYSE:FRT), where he served as Chairman and CEO. During this period, Federal Realty’s real estate assets grew from $40 million to over $2.3 billion. Mr. Guttman became Managing Trustee in 1979, was elected President, Chief Executive Officer and Trustee in 1980, and Chairman of the Board and Chief Executive Officer in February 2001.
In 2002, The Washington Business Journal recognized Mr. Guttman in its Twenty Years of Washington Business retrospective edition as the leading Washington area retail real estate developer during the twenty-year period from 1982 to 2002.
Mr. Guttman has been a member of the National Association of Real Estate Investment Trusts (NAREIT) since 1973, has served as a member of its Board of Governors since 1985, and sat on the Executive Committee from 1994 to 2000. He was elected Chairman of the Board of Governors for 1997-1998. Mr. Guttman has been a member of the International Council of Shopping Centers (ICSC) since 1972; from 1988 to 1991 he served as the State Director for Maryland and the District of Columbia, has been a frequent speaker at ICSC meetings, and is a Past Trustee of the organization. Mr. Guttman also is a member of the Zell/Lurie Real Estate Center Advisory Board of The Wharton School of The University of Pennsylvania, and a member of the Executive Committee.
Mr. Guttman is the Founder and Chairman of Storage Deluxe affiliate UOVO Fine Art Storage, and an avid art collector. In 2016, Mr. Guttman was named Chevalier de la Legion d’Honneur by France’s government, the nation’s highest honor, for his contributions to France through his philanthropic work with the Centre Pompidou Foundation.
Mr. Guttman holds a Bachelor of Arts degree from the University of Pittsburgh and a Juris Doctorate from George Washington University.

As Chief Executive Officer, Nick Coslov oversees finance, operations, marketing, and new store construction for Storage Deluxe. Mr. Coslov joined the company in August 2002 as Partner and Chief Operating Officer, becoming CEO in 2009. Prior to joining Storage Deluxe, Mr. Coslov was a founder and CEO of AutoBody America.
Mr. Coslov holds a Bachelor of Arts from Duke University. He is a member of the NY Metro YPO chapter since 2007 and is currently a board member of Poppin.

In addition, Mr. Novenstein is on the March of Dimes Westchester/Rockland Division Board of Directors and the Long Island City Partnership BID board.

Michael Berry has deep experience in leading finance, accounting, and compliance functions. In his role as Chief Financial Officer, Mr. Berry oversees Capital finance, treasury, insurance, and financial reporting compliance. Prior to joining UOVO, Mr. Berry was with Starwood Capital, where he served in a variety of leadership positions, including Chief Financial Officer for Starwood Retail Partners, one of the largest retail mall operators in the U.S., and Chief Accounting Officer for Starwood Property Trust, the largest publicly traded commercial mortgage REIT in the U.S.
Mr. Berry began his career with PriceWaterhouseCoopers, where he went on to hold a number of positions in almost twenty years with the firm, most recently Serving as an audit partner in the firm’s real estate services group. Mr. Berry received a B.S. degree in accounting from The Ohio State University.
Mr. Crivello joined Storage Deluxe in April 2006 as the Senior Vice President, responsible for the Operations and Marketing Departments. Today in addition to Operations and Marketing, he is responsible for Real Estate Acquisitions and Development in New Jersey and the Bronx, NY.
Prior to joining Storage Deluxe, Mr. Crivello worked at Public Storage. He was responsible for property operations in New York. Mr. Crivello spent the first part of his career with the Southland Corporation (7 Eleven food store). During his twenty-five year career there as Sr. Vice President Northern Division, his responsibilities included maximizing sales and profits, marketing, development, accounting and real estate expansion for 1000 stores from western New York to Charlottesville, VA.
He attended the University of Texas School of Marketing and has served as a board member of the Long Island Association (the nation’s largest regional Chamber of Commerce), The New York Self Storage Association (Chairman) and Long Island Cares (an organization founded by Harry Chapin and dedicated to feeding the hungry). Frank is a licensed New Jersey real estate salesperson and a member of the National Board of Realtors since 1988. He received the Muscular Dystrophy person of the year award and Saint Ursula’s Humanitarian award.
Andrew Ehinger leads the underwriting process and assists in all aspects of acquisitions from sourcing, screening, negotiating contracts, quarterbacking due diligence, preparing investment offering memorandums, and securing financing. He is responsible for sourcing new acquisitions/developments in Manhattan, Westchester and Fairfield Counties.
Prior to joining Storage Deluxe, Mr. Ehinger worked as an internal business technology analyst for McKinsey & Company, implementing a company-wide cloud-based content management and collaboration platform.
Mr. Ehinger is a member of the International Council of Shopping Centers (ICSC) and graduated from Rhodes College with a Bachelor of Arts in Commerce & Business.
Chris Lynch is responsible for overseeing all construction projects for Storage Deluxe. Prior to joining the company in 2012, Mr. Lynch ran his own construction company specializing in high-end residential housing and storage. In total, he has been involved in the construction of over 70 self-storage facilities.
Mr. Lynch holds a Bachelor of Science degree in civil engineering from Rochester Institute of Technology.
Brandon Rosenbluth assists with underwriting deals, conducting market research, and supporting the acquisitions and development teams on new projects.
Prior to joining Storage Deluxe, Mr. Rosenbluth worked as a real estate analyst for NCV Capital Partners and launched his own start-up named Basis.
Mr. Rosenbluth graduated from Babson College where he majored in finance and was the captain of the varsity tennis team.
Graham Tedesco is responsible for investment strategy and analysis, partnership and tax matters, and all financing activities. Since moving into the CIO role in 2017, he has arranged and closed approximately $500 million in construction, bridge and permanent loans. Mr. Tedesco previously served as Director of Acquisitions and Development at Storage Deluxe, where he oversaw the development and construction of approximately one million square feet of self-storage, fine art storage and retail space. Prior to Storage Deluxe, he co-founded Deco Capital Group – a real estate investment firm focused on multifamily and retail investments in the Miami, Florida area.
Mr. Tedesco holds the Chartered Alternative Investment Analyst designation and is a member of the Big Brothers Big Sisters of New York City Young Professionals Committee. He received his BS from SUNY Albany and his MBA from the University of Miami.
As Vice President of Operations, Tim Yule oversees the physical construction, project management, compliance, and day to day financials of the current construction projects. Mr. Yule joined the company in September of 2019. Prior to joining Storage Deluxe he was the VP, General Manager for Christies Americas where he oversaw logistics, art transportation, facilities, and construction for over a million square feet of space in North and South America.
Mr. Yule holds a Bachelors in Business Management from Ferris State University and an MBA from the University of Phoenix.
